Why does my basement leak every time it rains hard?

Most of Chicagoland sits on dense blue clay that barely absorbs water. A hard rain saturates the soil, the water sits against your foundation under pressure, and it finds any crack or joint it can. That is why the lasting fix is managing the water — drain tile, working sump systems, sealed cracks — rather than patching the wet spot on the wall.

How do I know if it's seepage or a sewer backup?

Seepage comes in through walls, floor joints, or cracks and shows up during or right after rain. Backup comes up through floor drains and fixtures, often when the neighborhood's combined sewers are overwhelmed. They need different fixes, and it matters — our inspection identifies which one you actually have before anyone quotes you anything.

Do I need drain tile, or will crack repair be enough?

If water enters through one identifiable crack in an otherwise dry basement, injection repair alone is often the honest answer. If water shows up along the floor edges or in more than one place after rain, the clay is pushing water under your foundation and perimeter drain tile is the fix that lasts. We tell you which one your basement needs — including when the smaller job is enough.

My house has a limestone foundation. Can it be waterproofed?

Yes — and it should be done by people who work on them regularly. Chicago's pre-1920s homes on limestone and brick foundations cannot be treated like poured concrete; the repair is typically done from the exterior, by hand excavation, so the original wall is protected rather than damaged. That work has been part of our trade since 1986.

What does basement waterproofing cost in Chicago?

It depends entirely on the fix your basement needs. A single crack injection costs a fraction of a full perimeter drain tile system, and exterior excavation is priced by the length of wall involved. We put an exact written price on it after a free inspection — and we quote the repair your basement needs, not the biggest one we sell.

Are foundation cracks from winter serious?

Chicago's freeze-thaw cycles widen small cracks a little every year, and clay pressure does the rest. Many cracks are repairable long before they threaten the structure — but a crack that leaks, keeps growing, or shows displacement should be looked at now. Catching it early is the difference between an injection and an excavation.

What does 'lifetime transferable warranty' actually mean?

It means the repair is warranted for the life of the home, not just while you own it — when you sell, the warranty transfers to the buyer. It has been our standard since 1986, and a transferable warranty is also a genuine selling point when your house goes on the market.

Do you work in Northwest Indiana?
